In short

A unit in a restaurant and one in an office do not need the same schedule. Ten types of space, each with its frequency and the risk that matters there.

The frequency in the contract is not chosen by the number of units but by how much they run and under what conditions. The pages below say, for each type of space, why the units load faster or slower there and what schedule we propose.

  • Offices and open space (2 interventions a year)

    In an open space the units run ten to twelve hours a day, three times more than one in a flat. The real sanitizing interval is six months, not three years, and the most frequent complaint is not the heat but the smell and dry air.

  • Medical and dental practices (2 interventions a year)

    In a practice, the air conditioner is an installation that blows air over patients. Documenting the maintenance is not a formality: it is part of the file you show at inspections and accreditation.

  • Restaurants, cafes and bars (3 interventions a year)

    Units in a restaurant load three times faster than anywhere else, because cooking vapours glue dust to the fins and form a greasy layer. The realistic interval is four months, not a year, and shorter still for units near the kitchen.

  • Hotels, guesthouses and short-stay (2 interventions a year)

    In a hotel the problem is not technical but scheduling: you cannot take twenty rooms out of service at once in season. The contract is built around occupancy, with the work done off-season and room by room.

  • Shops and retail spaces (2 interventions a year)

    In a shop the unit runs for as long as you are open, ten to twelve hours a day, and the door opens constantly. Street dust comes straight in and reaches the evaporator. The realistic interval is six to nine months.

  • Gyms and sports halls (3 interventions a year)

    In a gym the humidity is permanently high and the air is full of textile lint. The combination loads the evaporator faster than in any other commercial space apart from kitchens.

  • Schools, nurseries and after-school clubs (2 interventions a year)

    In spaces with children two things matter more than anywhere else: that there is no mould on the evaporator, and that there is a document showing when it was last cleaned. The work is scheduled in the holidays, not during lessons.

  • Technical and server rooms (4 interventions a year)

    A unit in a technical room runs 8760 hours a year, six to eight times more than an office one. It does not stop at night or in winter, and a failure does not mean discomfort, it means equipment shutting down.

  • Salons, spas and beauty centres (3 interventions a year)

    In a salon the air carries powder from products, vapours from solutions and, in a spa, high humidity. Filters load three times faster than in an office, and the evaporator picks up a layer with a chemical component, not just dust.

  • Pharmacies and laboratories (3 interventions a year)

    In pharmacies and laboratories the air conditioning does not provide comfort, it provides a temperature range you also have to prove. A unit gradually losing capacity takes the room out of range without failing and without raising any error.
