Air conditioner maintenance for companies
The difference between an office unit and a home one is not the brand but the hours: ten to twelve a day instead of three. At that rate the sanitizing interval is not three years but six to twelve months, and a unit failing in July is not discomfort, it is stopped business.
We inventory the units, propose an annual schedule, come on the agreed dates and leave a report for every unit. The price is per unit and drops with their number. No subscriptions with unused services and no clauses you find out about in July.

How we work
- 1. The initial auditWe come, identify every unit and create its record: location, brand, model, serial, year, condition. For companies with over ten units the audit is free. It is also when you find out how many units you actually have - usually not the number the facilities team believed.
- 2. The proposal and the scheduleYou get a per-unit quote, with the package suited to your type of space, and a schedule with proposed dates for the whole year. You confirm or move the dates.
- 3. The interventionsWe come on the agreed dates, work outside business hours if needed, and leave a report for every unit, with before and after photos.
- 4. Between interventionsYou have a named contact and a response time defined in the contract. On the Standard and Extended packages, priority call-out is within 24 and 8 hours respectively.
The documents you receive
- The maintenance contract - what it contains and what to check
A serious maintenance contract runs to under two pages and answers five questions: which units, how many times a year, what is done at each visit...
- The intervention report - what it must contain
The intervention report is the only proof the work was done and the only basis for comparison year on year. If it only says "sanitizing carried out"...
- The annual maintenance schedule
The month the work is done matters. A sanitizing done in March lasts the whole season; one done in August catches the unit already loaded and after...
- The equipment record and the unit inventory
The first visit is not a job, it is an inventory: every unit gets a record with location, brand, model, serial, year of installation and initial...
- The work acceptance note
At the end of every campaign an acceptance note is signed, with the list of units worked on, what was done and what is still outstanding. It is the...
By type of space
- Offices and open space
2 interventions a year. In an open space the units run ten to twelve hours a day, three times more than one in a flat. The real sanitizing interval is six months, not three...
- Medical and dental practices
2 interventions a year. In a practice, the air conditioner is an installation that blows air over patients. Documenting the maintenance is not a formality: it is part of the...
- Restaurants, cafes and bars
3 interventions a year. Units in a restaurant load three times faster than anywhere else, because cooking vapours glue dust to the fins and form a greasy layer. The...
- Hotels, guesthouses and short-stay
2 interventions a year. In a hotel the problem is not technical but scheduling: you cannot take twenty rooms out of service at once in season. The contract is built around...
- Shops and retail spaces
2 interventions a year. In a shop the unit runs for as long as you are open, ten to twelve hours a day, and the door opens constantly. Street dust comes straight in and...
- Gyms and sports halls
3 interventions a year. In a gym the humidity is permanently high and the air is full of textile lint. The combination loads the evaporator faster than in any other...
- Schools, nurseries and after-school clubs
2 interventions a year. In spaces with children two things matter more than anywhere else: that there is no mould on the evaporator, and that there is a document showing...
- Technical and server rooms
4 interventions a year. A unit in a technical room runs 8760 hours a year, six to eight times more than an office one. It does not stop at night or in winter, and a failure...
- Salons, spas and beauty centres
3 interventions a year. In a salon the air carries powder from products, vapours from solutions and, in a spa, high humidity. Filters load three times faster than in an...
- Pharmacies and laboratories
3 interventions a year. In pharmacies and laboratories the air conditioning does not provide comfort, it provides a temperature range you also have to prove. A unit...
When you do not need a contract
An office with two units used eight hours a day does not need an annual contract: a wash every two years, ordered when needed, is enough and cheaper. A contract starts to make sense from five or six units upwards, or from the first unit in a false ceiling, where a blocked drain is invisible until water reaches the ceiling tiles.
